Today, we’re wrapping up the residential market report for Howard County for June 2016. Here are the key year-to-date points that you need to know: inventory is down 9%, contracts are up 11.5%, and the number of settlements are up 17.8%.

To summarize, demand is up, and inventory is down. This means that we’re moving towards a seller’s market. Over time, this should have an upward pressure on price. Buyers, if you’re sitting on the fence, you need to get out there and start looking while rates are low and act before prices rise.

Inventory remains stable, but is trending downward while demand remains high. The number of settlements is up 18% year-to-date since 2014. This is a tremendous sign moving into 2016.

The holiday season is upon us! Today, we want to share the latest Howard County market statistics, so you know what to expect from the market in the coming months!

Demand in Howard County is up 20% and settlements are up 19% year to date in comparison to 2014. A total of 445 more homes have sold in 2015 than last year, which is fantastic news for our market.


The average sales price in our area is $476,096 year to date. This is up 1% over last year; although that's a modest increase, it's a great sign for our marketplace.

It's Mike Sloan with the Pat Hiban Group, and today I'll be giving you the latest stats from our local real estate market.

  • Through 2015, settlements are up by 20%
  • The average sales price increased to $477,390
  • 62% of all closings were between $200K and $500K
  • Only 3% of closings were above $1 million
  • There have been 559 transactions between $400K and $500K, and 639 between $300K and $400K

What does this mean for you? It means that if you have a home in the $200K to $500K range, then you should consider selling it right now because we have a lot of buyers looking to purchase within that range.


If you're buying outside of these price ranges, then you're going to have your pick of good homes. What's even better is that interest is still very low, and this allows you to save a lot of money over the lifetime of a loan.

Interesting things have been happening here in Howard County. We're currently inching our way out of a seller's market and toward a more healthy and balanced one. While we saw a small decline in inventory from July to August, inventory is up 40% over last year.

Home prices have been rising steadily since 2012 - from $436,000 two years ago to $472,000 this year. There's good news for buyers as well: with inventory up, buyers have more homes to choose from than at any time in the last 5 years.

What does all of this mean? Buyers should take advantage of low interest rates and the wide selection of homes - there is no better time than now to find that perfect home. Sellers, on the other hand, need to price and market their home aggressively if they want to maximize their profit.

Thanks for joining us, everyone. This is the first edition of our video blog, where we will be talking about all different kinds of real estate topics to help educate you on what's going on. Today, we want to give you a quick market update for Howard County so you know exactly what's going on. 

The bottom line today is money is cheap! It is a fantastic time to buy a home right now. Mortgage rates are steady at historical lows around 4.25% for conventional and 4% for FHA and VA loans. Rates for jumbo loans, or loans over $495,500, are at an affordable 4.375% when you put 20% down.  We would suggest that this market is very balanced compared to where it was at this time last year. Due to increases in inventory over the last year, we are trending towards more of a buyer's market than a seller's market.

The supply of homes in Howard County is up 56.6% in June 2014 as compared to June 2013. This can be attributed to basic economics and supply and demand. What happens is, inventory has continued to increase while demand has laid flat. Over time, if these conditions continue, there will be a downward pressure on price.

A note to sellers, even though our inventory is high, it's still a great time to sell your home. If your home is priced well and in good condition, your house will certainly sell with help from the Pat Hiban group. As for buyers, there has been no time in the last 5 years where there has been more opportunity to choose from the supply of inventory on the market.
